Staying compliant
Multi-occupied residential buildings carry specific duties. The Fire Safety (England) Regulations 2022 require regular checks of communal fire doors and flat entrance doors in buildings over 11 metres, and the Building Safety Act 2022 adds further obligations for higher-risk buildings. Gas safety is governed by the Gas Safety (Installation and Use) Regulations 1998, and private rented homes need electrical inspections at least every five years.
